The short answer
Divide the asking price of one specific home by its built area, then compare it with figures calculated using built area too. If you prefer usable area, use that consistently for every option. Never combine one unit's price with another unit's floor area.
A real example from our listings
Checked on 31 October 2026. Reference N3846 in La Romana (Alicante) showed an asking price of €375,000, 135 m² built area and 115 m² usable area in its structured fields. The photograph in this guide shows that property, not the municipality as a whole.
- Asking price / built area: 375,000 / 135 = €2,777.78/m².
- Asking price / usable area: 375,000 / 115 = €3,260.87/m².
The home and price are identical; only the denominator changes. The second result is approximately 17.4% higher without any price increase. Figures are rounded to two decimal places. The source description also mentions 134.45 m² built area; this reproducible example uses the rounded structured field of 135 m². Ask for the floor plan and exact area before making a decision.
See N3846 and its current details. Listings can change after this check. These figures are a dated snapshot, not a guarantee of availability.
Make a useful comparison
For each option, record the reference, specific unit, municipality, price, date and type of floor area. Keep terraces, gardens and plots separate: do not add them to the built internal area to make the ratio look lower. Check what each price includes, such as parking or appliances. If a comparable floor area is missing, leave the calculation open.
A development's from price and its advertised range of floor areas can refer to different units. Ask for the price and area of the same unit before dividing. A single listing reference does not establish how many units remain for sale.
What the figure does not show
This is not a valuation, a completed sale price or an average for La Romana or the Costa Blanca. It is a calculation for one LarHomes listing, not a representative market sample. It adds nothing to and subtracts nothing from the displayed price; it is not a complete purchase budget. Nor does the ratio alone measure layout, orientation, handover status or material quality.
Before arranging a viewing
Prepare a shortlist of references and ask for current availability, floor plans, exact areas, the price of that unit and included items. If you need a home ready for handover, use the Key ready filter and confirm the individual unit's status. An estimated delivery date is not a confirmed handover.
Source and method
First-party source: public LarHomes listing N3846, accessed on 31 October 2026. Method: asking price divided by stated area; relative difference calculated as (135 / 115 - 1) × 100. No completed-sale figures, whole-market data or private commissions were used.
